East Sarasota runs from established neighborhoods near the city to new construction past I-75. The sewer work changes with it, from root clearing to brand-new lines.

Communities in this area

  • 34232: Fruitville, Kensington Park, Sarasota Springs and the Glen Oaks neighborhoods, mostly unincorporated Sarasota County with some city-limits overlap near the west end
  • 34240: eastern Fruitville and the Sarasota County portion of Lakewood Ranch; the ZIP crosses into Manatee County at its north edge

Lakewood Ranch is a planned community and census-designated place established in 1994. It lies mostly in Manatee County and extends south into Sarasota County. It is not a city; its infrastructure is handled through community development districts and associations. We serve the Sarasota County side in 34240.

Two very different kinds of work

Established neighborhoods west of I-75

Kensington Park, Sarasota Springs and older parts of Fruitville include homes with original sewer lines and mature trees. Work here looks like the rest of established Sarasota: root clearing, camera inspections, section repairs and occasional replacement.

Growth east of I-75

Ongoing development out Fruitville Road and in Lakewood Ranch means new homes, additions, pool houses and guest suites. That is installation work, where getting slope, bedding and cleanouts right at the start prevents problems for decades. On newer lines that do fail, the cause is more often settling or later construction damage than pipe age.

Check the county before anything else

Because 34240 crosses the county line, a Lakewood Ranch address can be in Sarasota County or Manatee County. The county decides which building department issues the permit and which utility operates the public sewer. In Sarasota County that is usually Sarasota County Utilities (941-861-6790).

Lakewood Ranch neighborhoods generally have association rules for exterior work. Share them with us when booking so the schedule and restoration match what the association expects.
