Palmer Ranch is a planned community and census-designated place between Sarasota and Osprey. It was established as a Development of Regional Impact under Florida law in 1984 and is made up of many separate neighborhoods and associations.
Newer lines have different problems
Homes built in planned communities over the past few decades generally have plastic sewer pipe, which does not corrode. Problems we see on newer lines are more often about installation and use than age:
- Sags where backfill settled after construction
- Joints pushed apart by settling or by roots from landscaping planted over the line
- Damage from later work such as pool installation, irrigation or fence posts
- Grease and wipes building up in otherwise sound pipe
Because the pipe itself is usually sound, many fixes here are targeted: a cleaning, a single section repair or a point liner, rather than full replacement. A camera inspection tells us which.
Older homes in Vamo and around Lake Sarasota can have original lines of other materials and are treated like any older line: confirm the material and condition on camera first.
Working within HOA rules
Most Palmer Ranch neighborhoods have associations, and many have rules on contractor hours, vehicles, landscaping restoration and notice before digging. Tell us the association when you book. If the work touches common-area landscaping or shared lines, the association may need to approve or arrange it.
In gated communities, add us to the gate list for the visit window so the crew is not held at the entrance during an emergency.

Questions from Palmer Ranch homeowners
My house is only 15 years old. Can the sewer line really be the problem?
Yes. Settling, a sag left from construction, roots from landscaping or damage from later work can all affect a newer line. The pipe material is usually fine, which often makes the fix smaller.
Do I need HOA approval for sewer repair?
That depends on your association's rules, especially if the work involves digging or common areas. Check with the association; we can provide a scope description for them.
Which utility serves Palmer Ranch?
Check the sewer provider on your bill. In unincorporated Sarasota County it is usually Sarasota County Utilities.
